Why are Wayber Commissions so low, what's the gimmick?No Gimmick. There are two reasons why we can sustain these low commissions. 1) Home prices used to be ~300k. A 6% commission would mean 9k for Buyer agent and 9k for Seller Agent. Home prices have soared 4x in the last 10 years, but the percentage hasn't. We are only offering commissions that are more consistent with how its been in the past. We are here to provide an honest price. 2) Through AI and Big Data we are able to automate part of the proceeds to return the savings to you, our customer. We are still 100% full service. Whether its listings or showings, analysis and thoroughness, we will take care of your real estate needs from start to finish at the highest standards.

How do you handle negotiations and offers with the flat fee model?Wayber provides full support during the negotiation process similar to any other brokage. We have over 100 combined years of experience here at Wayber. We ensure that our buyers and sellers get best possible deal through experience and using new technology.

What does the 2% Buyer Rebate mean?Typically, Buyer Agent's commission is 3%. If the final price of the home is $1,000,000, the buyer's commission is $30,000. A 2% rebate in this scenario would be $20,000. Our rebate will go to lowering your closing costs. Closing Costs for a 1 Mil home is likely to be $50,000+. Our rebate will go towards lowering that cost by $20,000 in this scenario. Our offer of 2% rebate only applies to listings where the Buyer Agent fee is 2.5% or above. Another way to explain this is that Wayber has a minimum commission charge of $5000 for Buyer Representation. We return the rest to your closing costs. A Typical home in Seattle is about $800k and average buyer's commission is 2.5% Meaning Agent commission is $20,000. In this scenario we would return $15k towards your closing.

How does Wayber support Home Buyers post-closing?Wayber offers 1 yr Warranty for Home Buyers. The warranty would cover home maintenance so that you don't have to learn home ownership all by yourself. Wayber allows Home Buyers to opt into letting us use data from the transactions to get you the home maintenance that you need. Wayber has a highly vetted contractor network and can make recommendations on preventative maintenances. Wayber will keep our clients, past or present of the Real Estate Market in the area and make sure you will know how to market is moving even if you are not actively looking.

Are there any additional fees I should be aware of when selling my home?We hire the best photographers for you listing. The photography will be included as part of the flat fee. Additional large expenses like Staging is not included by default. But we can certainly discuss a different arrangement that could fit your real estate needs.

With Wayber, as a seller, where will my homes be listed?Your home will be listed on the MLS just like all standard listing. With the MLS, it will be populated to most Real Estate sites. Zillow, Redfin, Realtor, trulia, coldwallbanker.com , name it and it will likely be there.

What services does your Seller Flat fee include?This includes all traditional agent services such as - Coordination with Cleaners/Stagers/Photographers/Inspectors - Covers cost of Professional Photography - List on MLS - List on ZIllow/Redfin/ColdwellBanker/Realtor etc - Coordination with Buyer and Buyers Agent to schedule showings. - NWMLS Lock Box and Showings - Open Houses

How will my home be priced?We have a state of the art tech team that creates housing model that is specific by neighborhood and is constantly updated by local market movement. A detail market comparison will be performed and, along with a listing strategy, we would make educated suggestions on the listing price of your home.
