Jumbo Loan

A jumbo loan exceeds conforming loan limits. Understand eligibility criteria, interest rates, and risk considerations for these large mortgages.

Definition

A jumbo loan is a mortgage that exceeds the conforming loan limits set by the Federal Housing Finance Agency (FHFA). Because jumbo loans cannot be purchased by Fannie Mae or Freddie Mac, lenders assume greater risk and often require higher credit scores, lower debt‑to‑income ratios, larger down payments, and additional documentation from borrowers. Interest rates on jumbo loans may be higher than on conforming loans, and borrowers may need liquid reserves to cover several months of payments. Jumbo loans enable buyers to finance high‑priced homes but require careful budgeting and financial stability.

Why It Matters

One dollar over the conforming limit and the loan changes category: larger down payment, higher credit score, tighter debt ratios, and six to twelve months of payments sitting in reserve after closing. The threshold is local. King, Snohomish, and Pierce counties carry a high-cost limit well above the national baseline, and the FHFA resets both every November.

Examples

Buying at $1,150,000 with 20% down means a $920,000 loan and about $75,000 in post-closing reserves the lender verifies in statements.

A self-employed borrower supplies two years of returns, a year-to-date profit and loss statement, and a CPA letter, and underwriting takes 38 days instead of 21.

Splitting the financing into a conforming first mortgage and a smaller second saves a buyer roughly 0.4% on the larger balance.

Tips

  • Look up your county's current conforming limit before you set a price ceiling. Buying $20,000 under the line can cut both your rate and your required down payment.

  • Line reserves up early and leave them alone. Jumbo underwriters count months of principal, interest, taxes, and insurance in liquid accounts, and retirement balances usually count at only 60% to 70%.

  • Talk to portfolio lenders and local credit unions. Banks that keep jumbo loans on their own books price and underwrite them more flexibly than the national shops.
