Realtors in Spokane Valley, WA: The Real Cost
Spokane Valley homes take 18 days to sell at a $441,031 median. Here is what agent commission costs there, and what a flat listing fee costs instead.
Realtors in Spokane Valley, WA
Spokane Valley is the slowest of the two Spokane County markets we cover, and the more expensive one. The median home sold for $441,031 and took 18 days to go pending (Redfin, three months ending June 2026). Three extra days versus the city of Spokane sounds like nothing. In practice it changes which listing package makes sense.
A house that sells in 15 days is mostly sold by its price. A house that sells in 18 needs a second and third weekend of attention, which means the listing has to keep working after the first wave of buyers has come and gone. That is a service question, not a fee question, and it is the reason this page spends more time on the Basic versus Full Service decision than on the headline savings number.
The commission math at $441,031
Washington's measured average total commission is 5.90%, split roughly 2.75% to the listing side and the remainder to the buyer's agent. On a Spokane Valley median sale, that is $26,021 out of your proceeds.
Wayber charges the listing side as a flat fee. You still negotiate and pay a buyer's agent commission separately, typically 2 to 2.5% and openly negotiable since the 2024 NAR settlement. The totals below use 2.5%, which is $11,026 at this price.
| Option | Listing side | Total with a 2.5% buyer's agent |
|---|---|---|
| Traditional agent at 5.90% | 2.75% of the sale | $26,021 |
| Wayber Basic | $749 flat | $11,775 |
| Wayber Full Service | $4,995 flat | $16,021 |
| Wayber Premium | $12,000 flat | $23,026 |
One thing that comparison does not say: nothing here makes the buyer's agent free. That commission is a genuine cost, it comes out of your proceeds, and the only lever you have on it is negotiation. What a flat fee changes is the half you are actually hiring.
Where Full Service earns the extra $4,246
At the Spokane Valley median, moving from Basic to Full Service costs $4,246 more. Here is the honest way to decide.
Basic puts the home on the MLS and leaves the rest to you. It is the right call when the property is clean, current, and priced where the recent sales say it should be, or when you already have a buyer and need the transaction papered and listed properly.
Full Service adds professional photography, a 3D tour, open houses, offer management, and negotiation. Photography and the 3D tour matter most in exactly the market Spokane Valley is: one where a listing has to survive past the first weekend. Buyers who did not come in week one meet your house as a set of images, and a listing that looks tired at day 12 tends to draw the offer that treats you as motivated. Open houses do similar work over a longer runway.
Full Service also changes who fields the offers. In an 18 day market you may see offers arrive one at a time rather than stacked on a deadline, which is a harder negotiation than it sounds. Sequential offers give you less leverage and more chances to misjudge one. Having someone whose job is to manage that is where the $4,246 shows up.
Spokane County, and the MLS that is not the NWMLS
Spokane Valley sits in Spokane County and is served by the Spokane Association of REALTORS MLS. Homes here are not listed on the NWMLS, which covers most of western Washington.
That distinction is worth checking before you sign anything, especially with a discount or flat fee brokerage. Plenty of low cost listing companies are built around the western Washington system and either cannot list on the eastern side of the state or route it through a third party. If your home does not appear in the MLS that Spokane County agents open every morning, the fee you saved bought you nothing. Wayber is a licensed Washington brokerage working in partnership with Kelly Right Real Estate, and lists Spokane Valley homes on the Spokane Association of REALTORS MLS directly.
Ask any brokerage you interview this exact question: which MLS will my listing be entered in, and are you a participant in it. A straight answer takes one sentence.
When paying a full commission is the right decision
If your Spokane Valley property is unusual, pay for expertise. Acreage, manufactured homes on owned versus leased land, older septic or well systems, additions built without permits, and anything where the last comparable sale is a year old and half a mile away. Those sales turn on knowing which lenders and which buyers will actually close, and that knowledge is worth a percentage.
Pay full commission too if you are selling from out of state, or in the middle of a relocation, or handling a family member's estate. The flat fee model saves money by giving you a defined scope. When you have no capacity to hold up your end of that scope, the savings are theoretical.
Next steps
Compare this with the city of Spokane, where prices run lower and homes move faster on the same MLS, or with Vancouver on the other side of the state, the slowest market we cover. For the statewide picture, see Washington realtors.
