That combination is the strongest argument against percentage-based commission anywhere in Washington. A percentage fee assumes the work scales with the price. It does not. Listing a $630,000 Bellingham house that sells in under two weeks involves the same photography, the same paperwork, and the same MLS entry as listing a $375,000 house that takes longer, and yet the fee is nearly $15,000 higher.

Full Service at $4,995 adds professional photography, a 3D tour, open houses, offer management, and negotiation. It costs $4,246 more than Basic. At this price point, that is 0.67% of the sale, which means it pays for itself if it protects two thirds of one percent of your price. On a fast moving $629,937 house, the place it usually earns that is the offer window: when several offers land inside a week, sequencing them, reading escalation clauses, and holding a position on inspection and appraisal terms is worth considerably more than $4,246.
Photography carries more weight at this price too. Bellingham buyers at the median are comparing your house against others in the same bracket, and the gap between competent phone photos and professional work shows up in showing volume before it shows up in price.

Whatcom County and the NWMLS
Bellingham sits in Whatcom County and is served by the NWMLS, the system that covers most of western Washington. That makes it the most conventional of the four markets on this page. That simplicity is worth naming, because it removes a variable. In Spokane County and in Clark County, sellers have to confirm which MLS their listing will actually appear in. In Bellingham you can skip that question and spend your attention on price and on service level instead.

Price it optimistically and you will learn that quickly, which is its own kind of useful, as long as you are prepared to act on the information rather than wait the market out.
When a full-commission agent is the better choice
Bellingham has a lot of property that is not median property. Waterfront, view lots, rural parcels with wells and septic, older homes with unpermitted work, and custom builds with no clean comparable sale. If yours is one of those, the pricing decision is worth more than the fee difference, and an agent who sells that type of home regularly will earn a full commission on price alone.
Pay full commission also if you want to hand the entire thing over. Twelve days is fast, and a compressed timeline is harder on a seller who is doing the showings and reading the offers personally. If you will be at work, out of town, or simply unwilling to be on call for two weeks, buy the service.
